Loddon Shire Council has the services of a full time Building Surveyor/ Building Inspector, Mr David Turner. He is available by telephone during normal shire business hours on (03) 5494 1241.

| Loddon Shire Council’s Building Service provides the following services to improve and maintain standards of amenity, habitation and safety in buildings.
* Issue building permits for all types, sizes and styles of buildings * Conduct all required mandatory building inspections * Provide advice and consultation to the building industry and ratepayers on Building Regulation issues * Issuing occupancy permits and certificates of final inspection for completed projects * Co ordinate mapping of hazard areas, such as those subject to flooding and bushfire * Process and issue reports on applications to vary some regulatory matters on both siting and non-siting requirements * Amendments and extensions of building permits * Maintain comprehensive inspections records * Dealing with inquiries and applications for Demolition consents * Customer service, (counter and telephone) to the public * Provisions of property information (solicitors, conveyance agents, developers, builders & owners) * Provision of the Legal Point of Discharge, for new developments * Resolving expired/lapsed building permits * Receiving, recording and filing external building permits. * Provisions of statistics to: - Building Commission - Government Authorities - Other Council Departments

| Building Permits | | Building permits are the documents that signify that a building surveyor has approved documentation for proposed building work prior to its commencement. Building permits are a system of control on construction of building work. They establish, maintain and improve standards for the construction and maintenance of buildings. Permits also enhance the amenity of buildings and protect people using them.
The building permit ensures: • The required building practitioners are registered and carry the required insurance • Adequate documentation is prepared to construct your building or extension/alteration • An independent review of building documentation occurs • That key stages of the building work are independently inspected • That at completion, your building is independently assessed as suitable for occupation and/or use.
How do I apply for a Building Permit?
Council, in accordance with the provisions of the Local Government Act, Building Act and the Building Regulations 2006, administers the Building Services within the Loddon Shire Council area. Under the State Legislation a building permit is required before the commencement of most building work. The definition of “building work” in the legislation includes, but is not limited to new buildings, demolition, extensions, and change of use and/or alterations.
By administering the Building Act 1993, the Building Regulations 2006 and the Building Code of Australia and other related Codes and Standards, the Council intends to protect the safety and health of people using, occupying and purchasing buildings to ensure that building standards are maintained and improved.
Building permits are issued by Registered Building Surveyors. An application for a building permit may be made to the Municipal Building Surveyor (Council's appointed official).
For information about which work requires a building permit and which does not, we recommend referring to the wording of Part 18 of the Building (Interim) Regulation 2005 or checking the “What you need to know about building permits” publications produced by the Building Commission. If in doubt as to whether a building permit is needed, contact the Shire Offices on 5494 1200 before starting any construction.
Council offers an extensive building permit service, which includes mandatory inspections and the issue of a final certificate or an occupancy permit. Council's prices are competitive and are in line with the recommended fee schedule adopted by Council.

| Building Permits Versus Planning Permits | | Building Permits and Planning Permits are covered under either the Building Act 1993 or the Planning and Environment Act 1989, respectively.
If building work is proposed, it is wise to check whether a planning permit from Council's Planning Department is also required, as a building permit cannot be issued unless any relevant planning permit has been issued.
Generally, building permits are required when constructing any new building or altering an existing building or in some cases when constructing a fence or large shed. A planning permit may or may not be required when building.

| Permit and Property Information | | Council can provide certain property information such as whether the property is in a hazard area, information on existing building permits, or outstanding building notices and orders.
Council also provides copies of relevant plans or other documentation regarding building permits. A fee is charged for this service. | |
